APPLICANTS MUST: - Have current employment that can be verified - Gross monthly pay x 3 times the rent (ex. $1400/mo x 3 = $4200/mo in pay) combined salaries - Provide accurate and complete information on the application form - application fee paid by APPLICANT - Application must be filled out for each adult living online or on premises APPLICANTS MUST NOT HAVE: - Broken a lease in the past 5 years - Been evicted from a property in the past 10 years - A felony convictions within the last 7 years involving bodily harm - A felony convictions within the last 7 years involving property destruction or damage - A felony convictions at any time for a sexual offense PLEASE NOTE: - Trash and Sewer not included. All utilities are paid by the tenant. - Smoking within the house is prohibited - Tenant is responsible for yard care, cutting grass and trimming of any bushes and limbs - We have a zero tolerance policy for late payments. Payment is due on the 1st. Grace period ends on the 3rd. The eviction process begins on the 4th. - We perform a thorough background check on all applicants which includes criminal and credit investigations, verifying current employers, obtaining proof of income (e.g. paystubs, W2s, 1099s, and/or bank statements), verifying current and previous landlords, etc. - A BAD CREDIT SCORE DOES NOT DISQUALIFY ALL APPLICANTS All Adult's must submit separate applications .
